If John gets a new job making $20K more/year than he's making right now, I think that would be good, don't you?!
GEEZE - I could get very interested in something if i was making that much more money!
Now, he hasn't even been offered the position, let alone had an interview for said job, so we're getting ahead of ourselves a bit here.
The thing of it is, he's really proud of what he's doing right now. It'll be hard to leave the office he worked so hard on setting up and getting started and a few of the guys he works with. They're good people and it's a good job.

John says we're not gonna buy it; it's too much work for a house we really know nothing about living in.
Also, he says House#2 isn't it either. The washer/dryer setup is in the garage, there are no A/C vents in either bathroom, no storage spaces in the whole house and we couldn't fit both cars in the garage at the same time.
This is good b/c I don't really want to live on one of the four streets in this tiny neighborhood! The house IS really cute though.

How much work (time and money) do you think it would take to make the ugly house look like the prettier one?

 

Some vital stats:

 

House #1:

1. 1600 sq ft.

2. 3 bedroom, two bath, one living area, one eating area (more of a breakfast room b/c it's almost part of the kitchen)

3. this house is in a large, good neighborhood and most everyone takes care of their houses

4. the yard needs work

5. the floors ALL need to be replaced (carpet is nasty and I'm not sure the wood laminate flooring they put in the kitchen is worth a darn)

6. the bedrooms are all big

7. both bathrooms need new floors, tiles, and paint and the master needs new cabinets and two new sinks!

8. there are NO windows in either bathroom (how much would it cost to put windows in?!)

9. the living room is in the middle of the house - it's kinda dark; even though it's off of the breakfast room, there's no window and there's no way to put a window in (behind the fireplace is the garage - it'd have to be a skylight)

10. the galley kitchen has lots of storage, windows, a good layout and a good location in the house - it's in desperate need of a make-over and all new appliances

11. it has a great big, side-entry garage

12. we've met one of the neighbors and he's just fine
13. the old folks have moved out of state but hadn't updated a thing while they were living there (might be interested in just getting rid of the house at this point - how can we find out?)

 


House #2:
1. 1300 sq ft.
2. 3 bedroom, two bath, one living area, one eating area (more of a dining room b/c it's separate from the kitchen and the living room)
3. this house is in a very small, decent neighborhood but very close to big streets
4. the yard needs little to no work
5. the floors are all new and the "wood" floor in the living room is pretty
6. the bedrooms aren't very big
7. both bathrooms have been completely re-done; master has one sink (not a huge deal, but we'd love two)
8. there are windows in both bathrooms
9. the living room is small but seems bright with the door and the window on either side of the fireplace
10. the corner kitchen has very little storage, no windows, but a good location in this particular house - it's really pretty and needs no work; we'd just have to buy a fridge.
11. it has a small, front-entry garage
12. we don't know a thing about the neighbors
13. this house was flipped and thus, completely re-done (they've got it way overpriced but it's really cute and in a good district, so it might sell for around what they're asking)

 

Discussion:

I just don't know if we'll be able to take on an entire kitchen re-do, two complete bathroom re-dos, installing new carpet and flooring throughout the entire house, and painting and still be sane. Now, the painting we could/would do ourselves, but the rest... we'd probably need professional "help."

And, how much does a skylight cost? I think it would be great to be able to put one in the living room. It would also be great to put big windows in the breakfast room wall to give it and the living room more light.

How much would all of this cost???

I just don't know how to even estimate the price of it all because I've never even paid for a plumber let alone contractors and construction guys! I think it sounds like it could be a lot of fun, but it'll be A LOT of work (time and money). I'm pretty sure JKG isn't interested in taking this much on and I'm not doing this by myself. I guess I could, but I want him to want to be in on it!

Can I ask a contractor to come to the ugly house and take a look? Can you do that???

Shawn has people and Uncle Walt and Uncle Bill have used the same guy and been happy with him.

Now that said, we don't even know if either house is structurally sound. We haven't even talked to an inspector.

Oh, and they're in the same school district, which is a really good district, so there's no difference there. We probably won't have school aged kids to consider within the time we're living in either of these houses, but, when we go to sell them, school districts won't make a difference.

 

Bottom line:

Should I give up on the ugly house in the good neighborhood because it'll be a crazy amount of time and money? If we could get it at a great price, it might be worth it... right?
